Laguna Niguel’s Transformation: The Future Town Center

Updated: Jul 8

The Location: At the Heart of It All

The new Town Center will sit just north of Crown Valley Parkway, framed by Pacific Island Drive to the north and Alicia Parkway to the east. It includes the former South County Justice Center, the current Laguna Niguel library, and even the OC Fire Station No. 5. This area is right next to City Hall and is bordered by established multifamily neighborhoods to the west — meaning it’s central, accessible, and ready to evolve.

What’s Being Built

Approved by the City Council in 2022, the Town Center project includes:

  • 275 new rental homes: A mix of one-, two-, and three-bedroom apartments, plus townhome-style units

  • 175,000 square feet of commercial and civic space: Think shops, wellness, dining, and creative office space

  • A brand new public library: At over 16,000 square feet, this library will offer indoor-outdoor programming and replace the aging current facility

  • The Town Plaza: A walkable plaza and network of paseos designed for weekly and seasonal events like farmers markets, outdoor yoga, movies, and live music.

Construction documents are underway, with a groundbreaking projected for Summer 2026. The developers — Laguna Niguel Town Center Partners, a joint venture of Burnham Ward Properties and Sares-Regis Group — are known for creating curated, experience-rich destinations across Southern California.

🎨 The Look & Feel

Architecturally, the Town Center will feature a blend of agrarian-modern design, drawing inspiration from Napa Valley-style vineyard towns. Think rustic wood beams, exposed steel, stonework, and generous green space.

A vision for the future: The Laguna Niguel City Center redevelopment aims to create a walkable community hub with shops, dining, and vibrant green space.

The layout emphasizes walkability and openness, with wide paseos and plazas designed for everything from morning coffee runs to Friday night concerts. The project also nods to the city’s ranching roots with elements that tie into local history.

Why It Matters for You

For residents, this means having a vibrant downtown right in your backyard — no more driving to neighboring cities for dinner or community events.

For homeowners, it brings increased walkability, livability, and potential home value upside. Having a town center nearby often enhances desirability for buyers and renters alike.

And for investors or future buyers? A mixed-use hub with transit access and civic anchor tenants is a powerful long-term play. This isn’t just another retail development — it’s Laguna Niguel’s future living room.

Economic and Community Impact

The redevelopment will likely attract new businesses and residents. This influx can lead to job creation and improved services for the community.

As local businesses flourish, the economic landscape of Laguna Niguel will change. Residents can expect increased convenience and enhanced amenities. New shops and restaurants will cater to diverse tastes and lifestyles. This is important for fostering a sense of community spirit.

Moreover, the Town Center will serve as a gathering place. Here, residents can enjoy events, social activities, and relaxation. This fosters relationships and creates lasting memories.

Final Thoughts

Laguna Niguel is often described as peaceful, polished, and just a little under the radar. With the Town Center project, the city is putting its own spin on modern coastal living: accessible, community-focused, and deeply connected.
