What I Bring to the Table
I spent 12 years in education before real estate became my full-time career. I taught 4th and 5th grade, later taught middle school math at St. Mary’s School in Aliso Viejo, and owned my own math tutoring business.
Math was never about memorizing steps for me. It was about helping students connect the dots so the process finally made sense. That is still how I work.
When a seller is deciding whether to prep, stage, or sell as-is, I do not just give an opinion. I walk through the numbers, the likely buyer response, the timing, and the tradeoffs.
When a buyer is comparing two coastal neighborhoods, I do not just talk about lifestyle. I help them understand value, resale, inventory patterns, location differences, and the risks they may not see in the listing photos.
When a client is reviewing HOA documents, disclosures, or inspection findings, I help translate the details into a real-world decision.
I have been licensed since 2006 and have helped approximately 250 families buy and sell real estate. I also hold a degree in Economics, am a Certified Negotiation Expert, and have completed Probate & Trust Specialist training through the California Association of REALTORS®.
Those credentials matter because real estate is not just about opening doors. It is about knowing what to question, what to verify, and where a client needs protection.
ONE EXAMPLE. LAGUNA BEACH
One example: on a Laguna Beach purchase, as we approached the close of escrow, the seller said there were no updates on a neighboring construction project already marked by story poles. One last check with city revealed that the city had actually recently approved the project, and that approval had the potential to affect my client’s future view.
Once a buyer closes escrow, they also take on the realities of the property, including anything that was overlooked during the due diligence period. In this case, the view was part of the property’s value, and losing part of that view translated to real dollars. I reviewed nearby sales, evaluated the value difference tied to the view, and presented the information to the listing agent in a way the seller could understand.
That due diligence helped secure a $200,000 price reduction for my client before closing.

My Local Roots in Coastal Orange County
My connection to Coastal Orange County is personal.
I lived in Laguna Niguel and Dana Point for 25 years, raised my kids here, and both graduated from Dana Hills High School. Since 2020, Newport Beach has been home, and I currently live in Corona del Mar.
That history gives me more than local knowledge. It gives me context.
I understand why someone might choose Laguna Niguel for space and community, Dana Point for harbor life and coastal access, Laguna Beach for character and views, or Newport Beach and Corona del Mar for lifestyle, walkability, schools, architecture, and long-term value.
I also understand that a move is rarely just about the house.
Sometimes it is about rebuilding after divorce. Sometimes it is about selling a property from another city or another state. Sometimes it is about downsizing from the family home. Sometimes it is about buying your first luxury home and wanting to make sure you are not missing something important.

And when I am not working, there is a good chance I am on a golf course. Golf is part of my family’s story, my friendships, and the way we stay connected.
